LAND TRANSPORTATION OFFICE

Have you ever tried to renew your automobile's registration? For the experienced people, well yes. They find it very easy to do that since they have been doing it for quite sometime. But for me, this is just my second time to do it. Early this morning, I went to the Land Transportation Office to renew my car's registration. It was quite easy if you know the things to do before going to the Land Transportation Office. Here are the steps to be done before registering your car:

1. Check the Official receipt and the Certificate of Registration. It would be better to photocopy these things for they are very important when you are going to process your car's registration.

2. Emission Test. Emission test is a kind of test that is done to your car to check whether your car is still worth driving based on car's exhaust.

3. Have your car stenciled. The chassis no. and the engine number. You have to fill up tha registration from.

4. Car Insurance. This is required by the registration office that your car must have an accident insurance. In my case, I just got the TPL type of insurance. It is cheaper compared to the comprehensive type of insurance. The difference is, your car and you is much safe and secured when you got the comprehensive type.

5. Attached your emission test result, photocopy of the Certificate of registration and the original copy of the official receipt of the previous year's payment and the insurance.

6. Submit in the Receiving area of the registration area. It would take around 1-2 hours before your car's papers be encoded. it would be advisable that you come to the Land Transportation Office early to avoid the crowd of people who are processing their car registrations also.

7. After the encoding of your papers, it will be released and you have to pay it in the cashier. ten proceed to the sticker and plate section for the stickers for your car.

FORECLOSED PROPERTIES

Today, it is a wise decision to buy foreclosed properties rather than to buy a new one. it is because foreclosed properties are much cheaper than new ones. I have a friend wanted to buy a property for his family. He has been renting a house for 10 years already. He checked out some subdivisions and found out that he has to pay around 5 to 6 thousand pesos on a monthly amortization for a property. I told him to try to visit the PAG-IBIG office so that he can compare the prices between a new one and a foreclosed property.

The trick in finding the right one in a foreclosed properties is that you have to see to it that the location of the property that you wanted is ideal for your family and consider also when you are working. The monthly amortization for a foreclosed property would only be around 1,500 to 2,000 pesos which is a very affordable to anyone.

After I told my friend, he went back to me and said that it was a good thing that he listened to my suggestion to visit the Pag-ibig office first. He was able to buy a property that he selected from the list of foreclosed properties. The list is situated at the entrance of the office. He will be transferring there by the end of the month. It is better to have a property of your own rather than keep on paying the monthly rent of a property that will never be yours.

PROPERTY SEARCHING AT THE PAG-IBIG OFFICE

This morning, me and my wife went to the PAG-IBIG office to check out some properties. We wanted to have our own house and this is the best place to look for a property. The PAG-IBIG office here in Davao City is located at the ground floor of the Pryce Tower along J.P. Laurel Avenue. Upon arrival in the office, I went straight to the second floor in their acquired assets department. In here you will find properties that were already foreclosed by the PAG-IBIG Fund.

I checked out some properties and inquired about the status of the properties. The officer told me that the properties that I am interested in are still available. The only problem is that, these properties might still be occupied by the previous owners. The ejection of the previous owner will be made by the new owner. This part I don't like. The properties that are listed in the acquired assets department of the PAG-IBIG FUND OFFICE are available for viewing. I live in Matina and I don't want to acquire properties that are far from here. It is because Matina area is developing. Many malls and condominium units are being constructed right in Matina area. It is really a good place to invest and have a property in the Matina area.

The reservation fee for a property is only 1,000 pesos and you have to attend a Saturday seminar before you can get a property at the PAG-IBIG OFFICE. The PAG_IBIG office is open from Mondays to Fridays. Office starts at 8 am until 5 pm. There are many properties available in the office. The officer told me that more properties might be listed in the acquired assets department by the end of June. That I have to come back and to see more properties there.

NSO BIRTH CERTIFICATE VERY IMPORTANT

An authenticated birth certificate from the National Statistics Office or NSO is very important when getting passport and other identity verification purposes. Usually, this kind of birth certificate is requested from the NSO before it will be given to the person requesting for it. When I applied for a passport last year, the NSO birth certificate was needed by the Department of Foreign Affairs before they will process your application for a passport. The NSO bith certificate can be requested in office of the NSO or thru their website. With this, request is much faster, less hassle from the crowded office of the National Statistics Office. My Mother's NSO birth certificate just arrived last week with all the annotations listed their. By this, my mother will be able to get the passport that she wanted and travel abroad.
